Seekhonivesh is not that.
I started this site in 2022 because I could not find the analysis I actually wanted as an investor: honest numbers on rental yields, real comparisons between REITs and direct property, and micro-market breakdowns for Delhi NCR written by someone who lives here and has skin in the game.
Who writes here?
My name is Lakshya Kaushik. I work as a Digital Performance Marketer in Delhi NCR, where I have spent four years running Meta and Google Ads campaigns for real estate developers. At my current company, I manage lead generation across property projects and have generated over 3,350 qualified buyer leads. I brought CPL down from ₹800 to ₹242 by rebuilding the tracking and audience structure from scratch.
That job taught me two things that shaped this site. First, I know exactly how developers market projects to you, which targeting signals they use, and what language moves buyers. Second, spending four years inside the demand side of NCR real estate gives me a ground-level read on which markets are genuinely absorbing buyers and which ones are just noise.
On the personal finance side, I built and grew a content platform to 114,000 monthly impressions through organic SEO. I understand compounding, portfolio allocation, and how real estate fits alongside SIPs and REITs in a salaried investor’s overall plan, which is what most property sites never bother explaining.
What this site covers?
Seekhonivesh covers real estate investment for Indian investors who have not yet decided whether to buy property at all. If you are weighing a flat in Noida against continuing your SIP, or trying to understand whether Embassy REIT makes sense at its current yield, this is where you will find that analysis.
The site focuses on three areas:
- REITs and indirect investment – individual REIT reviews, yield comparisons, tax treatment, and how to buy through Zerodha or Groww.
- Delhi NCR micro-markets – Noida Extension, Dwarka Expressway, Yamuna Expressway, Gurugram sectors. Prices, appreciation history, rental yield data, and my honest read on each.
- The financial side of property – home loan analysis, Section 80C optimisation, LTCG tax implications, RERA checks, and builder payment plan traps.
How I research?
I pull data from Anarock quarterly reports, Square Yards PropsAMC transaction records, and UP and Haryana RERA registration databases. When I publish a rental yield figure, I cross-check it against at least two sources and note the date it was pulled. I update posts when the numbers change.
I also talk to brokers. Not to get listing recommendations, but to understand ground-level absorption and pricing pressure in specific sectors. That context rarely makes it into published reports, and it often changes the picture significantly.
What I am not?
I am not a SEBI-registered investment advisor. Nothing on Seekhonivesh is investment advice. I write the same analysis I would give a friend who asked, with the same caveats I would give them: here is what the data shows, here is what I do not know, here is how I would think about it if it were my money.
